Summer is coming to a close. Soon school will be back in session and your regular routine will start again. You wanted to wait until summer ended so as not to disrupt your family’s vacation time. Now you are thinking about moving to a bigger space. Where to begin?

The summer months are normally the slow period in real estate. Parents delay making decisions until their children are back in school. Even couples without kids and singles want to enjoy the summer fun before embarking on a major life decision. But then Labor Day rolls around and the phones in realtors’ offices are humming. Planning for a move should begin now. Hiring a realtor is the first step in this process. If you plan on financing your next purchase, then consulting with a good mortgage professional goes lockstep with having a realtor. Being pre-approved for a mortgage goes a long way in streamlining the buying process.

Your realtor will give you a fair and reasonable assessment of what your home is worth. But sometimes this assessment can be skewed by the condition of your home. People love to accumulate “stuff,” much of it unnecessary stuff that creates clutter in the home. Any realtor worth their salt will immediately counsel a seller on ways to make the living quarters more appealing. Decluttering is often one of the most effective ways to make your home more enticing than the competition. Staging can also be a powerful tool in transforming your home. Staging is essentially decorating to sell. It could be as simple as moving furniture to add more space or doing a complete redecoration to bring out the home’s beauty. I have seen homes languish on the market for months as a result of dated interiors or decoration styles lacking broad appeal.

I am anticipating a very busy fall season in the real estate industry. Homes have been trading at a relatively brisk pace even during this slow period and year to date home prices are up almost 7.5% over last year. As of this writing, 30-year mortgage rates are around 3.5 %, which should further spark buying interest.
